Maintenance Keeps Systems Alive
Air conditioning systems that receive annual professional servicing last 15-20 years. Neglected systems fail after 7-10 years. The difference isn’t luck, it’s maintenance. Regular attention prevents wear, maintains efficiency, and catches small problems before they become expensive failures.
What Professional Servicing Includes
Our annual service takes 60-90 minutes per unit and covers everything needed to keep your system running optimally.
Filter Cleaning or Replacement: Filters trap dust, pollen, and airborne particles. Over months they clog, restricting airflow and forcing your system to work harder. We clean reusable filters or replace disposable ones, restoring full airflow.
Refrigerant Level Check: Refrigerant doesn’t get consumed, it circulates in a closed system. But leaks develop over time. We check refrigerant pressure and charge, topping up if necessary and locating any leaks for repair.
Electrical Connection Testing: Connections can loosen from vibration. Loose connections create resistance, generate heat, waste electricity, and risk component failure. We test and tighten all electrical connections.
Condensate Drain Clearing: Air conditioning removes moisture from air. That water drains away through small pipes that can block with algae, dust, or debris. We clear drainage systems and treat them with biocide to prevent future blockages.
Component Inspection: Fans, motors, compressors, and control boards all have finite lifespans. Visual and functional inspection identifies components showing early wear, allowing planned replacement rather than emergency failure.
Performance Testing: We measure temperature drop, airflow, and system efficiency. This tells us whether your unit is operating to specification or losing performance. Declining efficiency often indicates developing problems we can address before they worsen.
Outdoor Unit Cleaning: The outdoor unit’s heat exchanger collects dirt, leaves, pollen, and debris. This reduces efficiency and can cause overheating. We clean the heat exchanger and ensure good airflow around the unit.
What You Can Do Yourself
Between professional services, simple maintenance keeps your system running well.
Monthly Filter Checks: Look at your filters monthly during heavy use periods. If they’re visibly dirty, clean or replace them. Most filters slide out easily, check your user manual for location and removal instructions.
Keep Outdoor Units Clear: Ensure nothing blocks airflow around your outdoor unit. Trim vegetation to maintain 30cm clearance on all sides. Remove leaves, debris, or anything that’s accumulated around or on top of the unit.
Check Drainage: Look for water pooling around your indoor unit. If you see moisture where there shouldn’t be, drainage might be blocked. Call for service rather than letting water damage develop.
Monitor Performance: Notice if your system takes longer to cool or doesn’t reach set temperature. Declining performance indicates developing problems. Early professional attention prevents complete failure.
How Often Should You Service?
Annual servicing is the industry standard and warranty requirement. Once yearly is sufficient for typical domestic use, either spring before summer or autumn before winter heating season.
Commercial systems or domestic units in harsh environments (coastal properties, dusty areas, heavy usage) benefit from twice-yearly servicing. The additional cost is justified by extended lifespan and maintained efficiency.
What Happens If You Skip Servicing
Short term: gradually declining performance and increasing electricity costs. You might not notice the change because it’s gradual like not realising how dirty your windows are until you clean them.
Medium term: preventable failures. Blocked drainage causes water leaks. Low refrigerant from slow leaks reduces cooling. Dirty coils cause overheating. These problems are caught and corrected during servicing.
Long term: shortened system lifespan and voided warranties. Most manufacturers require annual professional servicing as a warranty condition. Skip servicing and you’re paying for expensive repairs that would have been covered.
Service Plans vs One-Off Bookings
We offer both approaches. One-off servicing costs £80-120 per unit. Service plans covering annual maintenance, priority booking, and discounted repairs cost slightly less per visit with added benefits.
Plans make sense if you have multiple units or want guaranteed annual maintenance without remembering to book. They also provide priority scheduling during busy periods and preferential rates for any repairs needed.
One-off bookings suit people who prefer flexibility or have single units. Either approach gets you the same thorough service, choose what fits your preference.
Signs You Need Emergency Servicing
Some situations can’t wait for scheduled maintenance:
- Water leaking from indoor units
- Ice forming on refrigerant lines or outdoor units
- Burning smells or unusual odours
- Complete loss of cooling or heating
- Loud or concerning noises during operation
These indicate problems requiring immediate professional attention. Don’t wait, call for emergency service to prevent damage and restore functionality.
The Cost-Benefit Reality
Annual servicing costs £80-120. Average emergency repair costs £250-450. Replacement systems cost £1,500-4,000+. The mathematics are obvious.
Beyond avoiding costs, serviced systems run 15-20% more efficiently. For a system costing £300 annually to operate, that’s £45-60 saved each year through maintained efficiency. The service pays for itself in energy savings alone.
DIY Servicing Risks
YouTube makes DIY servicing look straightforward. It’s not. Refrigerant handling requires F-Gas certification for legal and safety reasons. Incorrect electrical work risks fire or electrocution. Inadequate cleaning can damage delicate components.
Professional servicing includes liability insurance. If we damage something, we fix it at our cost. DIY mistakes leave you paying for repairs plus the original problem you were trying to address.
Booking Your Service
We serve Norfolk, Cambridgeshire, and South Lincolnshire from our King’s Lynn base. Book servicing online, by phone, or by email. We’ll schedule a convenient appointment, complete the work efficiently, and provide a detailed report of your system’s condition.
Spring (April-May) and autumn (September-October) are ideal booking times, we’re less busy than peak summer or winter, and your system is serviced before the season it works hardest.
Regular maintenance isn’t exciting. It’s not glamorous. But it’s the difference between 20 years of reliable comfort and 8 years followed by expensive replacement. Your choice.
